Transforming Barne Barton

The scheme was initially tendered, and design progressed via a PCSA. Toward the end of this procurement stage, there was need to overcome
various challenges including Contractor administration, the Covid pandemic and increased construction costs with impacted feasibility. Through a second procurement process Taylor Lewis worked with the Client, Developer, Consultants and Local Planning Authority through a value engineering exercise to obtain a new Planning Approval ultimately allowing the scheme to progress. This regeneration project included demolition of existing apartment blocks, remediation, complex utility removals and diversions, as well as significant engineering due to the existing site contours with the site overlooking Devenport Naval Base.The development includes traditionally built apartment blocks and timber frame houses along with mansion blocks with a traditional ground floor construction incorporating retaining structures, and timber frame upper floors. A community space, pedestrian ‘green street’ and a play area allow for a community feel, which were all aspirations of the Developer and their dedicated regeneration team and relationship with the local Resident Steering Group. The overall scheme also includes a further Phase of 61 apartments and houses of the same typology.
Decant and demolition of the existing apartments on Phase 2 is ongoing under a separate PCSA, with existing residents returning into Phase 1 as
completions are achieved, requiring additional coordination of programmes.
