Construction Design and Management Regulations
Taylor Lewis has acted as the CDMC (formerly Planning Supervisor) since the introduction of the regulations in 1994 and are currently acting as the Principal Designer under the 2015 Regulations.
All our CDM work is carried out or overseen by one of our six in-house experts who are Members of the Association of Project Safety and have the professional membership designation of IMaPS. One of our Associates is also NEBOSH qualified.

Passive Fire Measures
Following catastrophic failures within the industry we have created a highly experienced passive fire measures inspection team to audit the cavity barriers and fire stopping that is crucial to building safety. Taylor Lewis have been delivering our award winning Passive Fire Measure surveys to Housing Association clients across the South West since 2018. All our inspectors and Clerk of Works are qualified and hold the designation FSIDip.

Few recognise the challenges that the country faces in meeting the net zero commitment by 2050.
Taylor Lewis are focused on the UK governments decarbonisation agenda and one of our companies core values is to be involved in a greener more energy efficient built environment. We currently have a dedicated Project Support Team to provide effective tenant liaison with your tenants, all of whom are Level 2 qualified in the Introduction to Retrofit which enables the team to have a good knowledge of retrofit when communicating with clients and residents. We also have the following in-house accredited retrofit professionals – Level 3 Retrofit Advisor, Level 4 Retrofit Assessors and Level 5 Retrofit Coordinators. Our Retrofit Team are ready to assist and guide our clients to achieve the PAS2035 standards in their properties.

Sustainability Advice
Taylor Lewis has experience in working on a range of sustainable projects including housing schemes at the now obsolete Code for Sustainable Homes Levels including 3, 4 and the challenging Level 5. We have worked on sustainable projects that have been constructed to PassivHaus principles and AECB standards and have carried out detailed costing work to establish the most cost effective sustainable construction methods.

Funding Monitoring
Our expert team of Monitoring Surveyors protect the interests of those parties who have a financial interest in a construction project but who have no direct involvement in the build process.
We utilize our wide range of knowledge and experience of building surveying, construction project management and cost management by undertaking a range of activities, inspections and compilation of reports that reduce the short term financial risk and seek to ensure the long term benefit of the completed asset.

Damp and Mould Surveys
The UK has some of the oldest and varied housing stock in Europe so, with this in mind, any inspections or indeed improvements must embrace the structural type, period, age and orientation as they can all play an active role in maintaining desired structural health. The drive for netzero with many retrofits underway, there is now a higher expectation placed on councils and social housing providers to provide a proactive approach in dealing with damp and mould in people’s homes.
Our experienced surveyors carry out Damp and Mould house surveys, spending between 1 – 3 hours at the property and follow up their findings with a detailed comprehensive mould and condensation report highlighting the true cause of the issues along with any recommendations.
